California deposit deadline calculator
In California, the itemized statement and any remaining deposit are due no later than 21 calendar days after the tenant moves out. Enter the move-out date to see your last day.
Good to know
- Weekends and holidays count. Day 21 is 21 calendar days after the move-out date.
- If you deduct for repairs or cleaning, the photos from before and after the work go with the statement.
- You can send the photos by mail, email, flash drive, or a link where the tenant can view them online.
- The statement goes by personal delivery or first-class mail, or by email if you and the tenant agreed to that.
Summary only, not legal advice. Read the law: California Civil Code §1950.5.
Move-Out Packet will build the whole packet for you: photos linked to each charge, receipts and the statement. Join the waitlist for the $15 founding price.
When is your 21-day deadline?
What the law says goes to the tenant by that day
- An itemized statement of the deposit and any deductions
- Any remaining deposit
- If you deduct for repairs or cleaning: photos from before and after the work
- If repair and cleaning deductions are over $125: copies of receipts or invoices, or for work you did yourself, a description of the work, the time spent and your hourly rate
This counts 21 calendar days, including weekends and holidays. It is a date calculator and checklist, not legal advice. Some exceptions apply; read the law.
